How to price post-construction cleaning

Last checked against official sources: 2026-10-19

Short answer: post-construction cleaning is dust, debris and detail: fine dust on every surface (inside cabinets and vents too), stickers and labels, paint and adhesive specks, and floors that need several passes. Agree the phase and scope with the builder or owner, estimate the hours from a walkthrough, and price it from your costs. It almost always takes longer and uses more supplies than a deep clean of the same space.

Final cleanAfter finishes are installedDetailed dust removal everywhere, inside cabinets and drawers, fixtures, windows, floors

Price each phase separately, so everyone knows what's included.

Put the scope in writing

List rooms, phase, inclusions (inside cabinets, windows, fixtures) and exclusions (paint removal from finished surfaces, hauling, exterior work), plus how extra work is priced. Our estimate template has the sections you need. If you'll bring helpers, sort out employee vs contractor first: the IRS looks at behavioral control, financial control and the relationship.[1]
